The client was able to go ahead with their purchase and secure a UK mortgage, despite their visa being time limited.
The client was living and working in the UK on the Ukrainian visa scheme. It allowed them to live and work here, but it was time limited and did not lead to permanent residency. They wanted to buy a home in the UK but had already been told by others that it would not be possible.
Most lenders will only lend to people with permanent residence or settled status. Because of the visa, the client was being ruled out before anyone had looked properly at their income or circumstances.
I took time to understand the visa, their job and their plans. I then spoke directly to lenders to find out who would consider this type of visa. After a lot of checking, I found a lender that was comfortable with their situation.

The client worked abroad and was paid in a foreign currency. They wanted to buy a home in the UK but assumed it would not be possible to get a mortgage.
Some lenders only accept income in certain currencies and others will only accept UK based employment. This often leads to people being turned away without anyone checking properly.
I reviewed the client’s job, income and currency, then checked which lenders would accept overseas income. There are lenders who will use a wide range of currencies for mortgage affordability.
The client was able to move forward with a residential mortgage using their foreign income and buy their UK home.
The client was a limited company director and major shareholder. Their business was profitable, but they were not taking their income as a normal salary or dividends. On paper it looked as though they did not earn enough for a mortgage, even though the business was doing well.
Most lenders only look at taxable income. If profits are left inside the company, many advisers and lenders will simply say no.
I worked with the client and their accountant to show how profitable and sustainable the business was. Because the client owned most of the company, those profits could be treated as their income for mortgage purposes. I then placed the case with a lender that understands how business owners operate.
The client was able to get their mortgage without having to change how they paid themselves or take unnecessary tax.
The clients wanted to buy a home but their income alone was not enough. A family member was happy to help by going on the mortgage without owning the property.
Not all lenders allow this type of arrangement and it needs to be set up in the right way so everyone is protected.
I reviewed everyone’s income and situation and selected a lender that allows this type of family support. I structured the mortgage so it worked for both the buyers and the supporting family member.
The clients were able to buy their home with family support in a clear and sensible way.
The client needed to buy a property quickly. The property was not suitable for a normal mortgage at the time, which is common with derelict homes, properties that need major work or auction purchases.
High street lenders usually will not lend on properties like this or where contracts have to be exchanged very quickly.
I arranged a short term bridging loan that allowed the client to complete the purchase. We also put a clear plan in place to move onto longer term finance once the property was in a suitable condition.
The client secured the property and was able to refinance onto a standard mortgage after the work was completed.
The client was buying a commercial property for their business and needed funding that suited both the property and how it would be used.
Commercial mortgages work very differently to residential ones and not all lenders understand every type of business or property.
I referred to third party to understand you the business, the property and the income it would generate, then ensured they get the right deal via our introducers.
The client secured a commercial mortgage that worked for their business and was able to move forward with their plans.
